Asset Manager Commercial Real Estate (Industrial & Office)

The Asset Manager will be involved in a variety of projects and transactions for the firm's commercial real estate investments, specifically industrial and office. This individual will play a vital role on the commercial real estate investment team and will be responsible for executing strategic initiatives and driving asset level performance. This position works independently, as well as collaboratively, as part of Trinity's Investments Team. Essential Functions: Perform asset management of existing portfolio of value-add properties and projects under construction. This will include preparation and update of quarterly asset reports, ongoing property valuations, market research, and site visits. Track and analyze the performance of the underlying properties and joint-venture partners. Analyze and review asset performance through property financials, rent rolls, leasing activities, debt monitoring, and property budgets. Regularly update financial pro forma for individual assets. Perform financial modeling related to the monitoring of assets and preparing sell versus hold analysis. Update monthly asset trackers and create an ongoing asset performance report. Conduct regular in-person and/or scheduled calls with joint-venture partners to review portfolio. Continue to cultivate a positive working relationship with internal team, joint-venture partners, and other third-party professionals. Performs other duties and projects as required. Travel to current assets on a regular basis. Participate in staff meetings and the investment committee for all real estate asset classes and operating companies. Required Qualifications, Education, and Experience: Bachelor's degree in business, finance, real estate, or related studies. MBA or master's degree in finance, accounting, or real estate is preferred. 6+ years experience in real estate as it relates to industrial and office real estate. Must possess a track record of value creation within the commercial real estate space. Certified Commercial Investment Member (CCIM) candidate or certified is preferred Strong understanding of all aspects of property investment, development and financing processes, including but not limited to market analysis, financial analysis including property valuation, capital markets, project budgeting and scheduling. Excellent financial analysis and modeling skills. Ability to study for and obtain licenses required by the SEC to become a Registered Representative. This includes the SIE, Series 82, and the Series 63 Exams. Strong analytical/logical mindset with attention to detail. Excellent verbal and written communication skills; must be clear, concise, and confident with the ability to manage internal and external relationships. Advanced-level Excel skills; experience and advanced knowledge of other Microsoft Suite applications, including PowerPoint and Word. Ability to work both autonomously and in a team setting. Ability to mentor other members of the team. Must have the ability to self-direct work and exercise independent judgment to formulate and implement solutions. Other experience w/private equity industry and/or banking. Relocation offered. Position is 100% onsite in the Southlake, Texas office.
